Amity Dentistry opens new office

A soothing environment greets visitors to Amity Dentistry’s new modern location at 422 West and Old Airport Road, along Benjamin Franklin Highway, Douglassville.

Dr. Brian E. Wilkes, DDS, and Dr. Krystle Chuong, DDS, opened their newly constructed building, the Amity Professional Building, one month ago.

Upon entering the new glass building and Amity Dentistry’s offices, patients can relax in the waiting room that is filled with light from the vaulted ceiling and warmth from the fireplace set in the stone wall before they are shown into exam rooms painted in soft, natural tones.

Amity Township officials welcomed Amity Dentistry, previously at 515 Old Swede Road for 10 years, to its new site on Tuesday, April 2. with a ribbon-cutting ceremony.

Wilkes said they could have relocated their practice anywhere but wanted to keep it in Amity Township.

The owners are actively seeking professional-type tenants to rent the other suites that can be customized to each client’s specifications.

Township Supervisor Kimberly J. McGrath said future tenants to the building (and into the township) could be encouraged by the fact that Amity Township doesn’t require its businesses to pay a business privilege (mercantile) tax.

McGrath said some surrounding townships, such as Exeter Township, do have a mercantile tax that is based upon gross revenue.

Although Amity Dentistry’s traffic impact fee amount of $30,000 was higher than Wilkes anticipated, he said April 2 that he understands the rationale for the fee.

“I get it, and I understand I’m giving back to the community (where they also reside),” said Wilkes, adding, “but I wish that it could be turned back to the school district, or use it to build a park.”

The Amity Professional Building is located in the township’s traffic service area (TSA) south; all traffic impact fee money is saved until a Route 422 roadway deficiency is identified and the state helps to fund the required road improvement.

Funds for the future alignment of Nicholson Avenue and Toll Gate Road at Old Swede Road would come from TSA north .

The Board of Supervisors told Wilkes last September that they couldn’t lower his fee amount, which is required through Ordinance 230, adopted Dec. 19, 2006.

Chuong said she and Wilkes were pleased with and not surprised by the township’s fast approval process of two to three weeks.

She said the property had already been zoned commercial, and their engineer and architect knew what was required for a speedy township approval of the land development plans.

Construction was completed within five months.
