Dear Esther – We are ready to sell our home so we contacted a realtor to get it on the market. She gave us a long list of items to do before selling. We have always taken good care of our property and feel the list is unnecessary. She even suggested hiring a stager to help us with this. How important is it to have everything perfect when selling?

If you’re interested in getting the most for your home and want it to sell sooner rather than later, it is very important to have your property as close to perfect as possible. It continues to be a buyer’s market and buyers expect a beautiful place. If yours is not, they will buy your competition.

Although it may seem like a lot to do and you may feel hiring a stager is going over the top, most prospective buyers will find your home on various websites. How it looks online is crucial to getting buyers to your door. Then, after they’ve fallen in love with the photos, you want them to be as equally excited when they pull up to your home, stroll up your walkway and open your front door.

A stager is gifted at making your home visually attractive. She understands color schemes, furniture placement and many of the nuances that trigger positive responses. Her initial consultation usually involves observation and photographs with a resulting list of suggestions concerning how to improve each space, many times working with the furniture and accessories already in your home. Her job is to do what she can (within your budget) to help buyers fall in love with your property.

Buying a home is an emotional decision. Folks need to love what they see before they will purchase. A good agent will help you get your home looking as good as it can so yours is the property they want to buy. Then before you know it, you’re packing and moving on with the hard work of selling only a faint memory.
